LANGLEY, BC — Kamilia, the 171-home condominium development at 20675 Eastleigh Crescent in Downtown Langley, will hold its official groundbreaking ceremony on Friday, August 7, 2026 at 12:00 PM. The event marks the formal start of construction on what developers Kingdom Property and EverProsper Development call one of the most transit-connected presale communities in the Fraser Valley.
From demolition to construction
The groundbreaking follows the completion of site demolition, which began on June 22 and cleared the way for the two six-storey wood-frame buildings that will comprise the Kamilia community. Construction is now proceeding on schedule, with estimated occupancy targeted for Q4 2027 and an outside completion date of late 2028.
The ceremony is open to prospective buyers, registered interest holders, and members of the public. Attendees will have the opportunity to meet the development team on site and access a one-day promotional incentive available exclusively at the event.

SkyTrain proximity positions Kamilia ahead of the curve
The project's location places it approximately eight minutes on foot from the future Langley City Centre Station, part of the 16-km Surrey–Langley SkyTrain extension currently under construction. Historical data from the Canada Line and Evergreen Extension corridors shows that residential properties within walking distance of rapid transit stations experience significant price appreciation once service begins.
With Fraser Valley resale inventory tightening and interest rates stabilizing, market analysts note that pre-construction pricing offers buyers a window to lock in today's values ahead of the transit-driven repricing that typically follows station openings.
Market data backs the timing
Recent data from the region's two largest real estate boards suggests that buyer confidence is returning to the BC housing market. According to the Real Estate Board of Greater Vancouver (REBGV), Metro Vancouver recorded 2,390 home sales in June 2026 — a 9.6% increase year-over-year. Notably, gains were registered across all property types: detached homes rose 13.6%, attached homes 11.4%, and apartments 6%. REBGV Chief Economist Andrew Lis called the broad-based increase “a rare occurrence in recent years.”
In the Fraser Valley, the affordability picture has shifted significantly. The Fraser Valley Real Estate Board (FVREB) reports that apartment benchmark prices have fallen to $476,400 — down 9.1% year-over-year — with overall home prices now 26% below the 2022 peak. For buyers who were priced out during the pandemic surge, the current window represents the most accessible entry point in years.
On the rate front, the Bank of Canada has held its policy rate steady at 2.25% through six consecutive decisions, with core inflation tracking near the 2% target. Economists widely expect the rate to remain stable through the remainder of 2026, giving mortgage holders a degree of certainty that was absent during the 2022–2024 tightening cycle.
Industry observers echo the data. Coldwell Banker Canada noted in July 2026 that “the biggest shift may be that buyers are beginning to trust the market again,” while RBC Economics described the national housing market as taking “another small step towards recovery.” The BC Real Estate Association (BCREA) added that “market activity shows encouraging signs of improvement.”
Rate protection for Kamilia buyers
Kamilia is backed by both the BMO Builder Mortgage Program and the RBC New Home Mortgage Program. Through these programs, buyers can lock in their mortgage rate at the time of signing — and that rate is guaranteed to hold through closing, even if market rates rise before occupancy.
For pre-construction buyers, this eliminates the single largest source of uncertainty: the risk that interest rates move against you between contract and keys. With the Bank of Canada holding steady and both major lenders offering rate protection, Kamilia buyers can plan their monthly costs with confidence today.
